For those who think buying a holiday home, to rent, is an easy way to make a profit on your investment you should be aware that it isn't as easy as it sounds. To start with, there are over 500,000 holiday home owners in the UK - and most of them rent out their property. You can expect high out goings, management commission and fees, insurance bills, and the usual household bills. For anyone considering buying a holiday home, to rent, these six pieces of advice will be invaluable.LocationChoosing a good location is vital, not only because you want a location which is popular with holidaymakers, but also one which is not overly competitive. Destinations like Florida and Spain have, over the years, become highly competitive with thousands of holiday villas available for rent. It is important that you look for facilities close to the home - restaurants, bars or shops, particularly since holidaymakers will be catering for themselves.Type of accommodationThink about your target customers.

If you are targeting families, then buy a two or three bedroom holiday villa, near popular family attractions. If it is couples or small groups you are hoping to attract then look at buying a two bedroom apartment near shops, bars and restaurants, beaches, and golf courses. For smaller groups, or groups of adults "space" will be less of an issue.Buying a one bedroom apartment will restrict you to couples, or two adults only. Huge five bedroom houses may sound good, but for short haul destinations like Spain, a three bedroom holiday home will suit most holidaymakers, and large houses may put people off renting your home.Property ManagementEmploy a management company or be prepared for hard work. Managing a holiday home involves home repairs, passing keys to holidaymakers, changing linen when the holidaymaker departs, garden up-keep, plus dealing with emergencies such as visitors locked out.

Bear in mind that most property management companies charge commission for getting holidaymakers to book your home, instead take the responsibility of promoting your holiday home on yourself.Property featuresKeep the property up to date. DVD's and CD players are no longer luxuries. Competitiveness is a big issue for owners nowadays.. no matter where your holiday home is located, be it Portugal or Cyprus, you have to offer something a little unique from other owners, perhaps discounted tours, free car hire. These extras may cost you in the short term, but over the year it may raise the percentage of bookings that your bring in.Insurance & Fire certificatesMore importantly, fire regulations mean that extinguishers and flame-resistant furniture are a must.

Contact local town halls to research if you need any fire certification or complete any legal procedures, before renting out your holiday home. You must get the right insurance cover and property management companies often insist on public liability insurance of ?1m plus, costing between ?200 and ?500 a year.FinancesDon't listen to anyone who says they can guarantee you 52 weeks of bookings for your holiday home. Before you buy a holiday home you must look at how many weeks bookings you require to make ends meet. This is especially important if you want to make a profit from your initial investment. Keep your accounts and finances in order.

Much of your costs will be spent on management fees, holiday home insurance, property repairs, decoration and essential travel to and from the house - some of these can be set against tax and offset against non-property tax bills..

Copyright 2005 The pain is all but unbearable at this point and you are going to have to see the dentist. But, they did it again, didn't they? Your employer has once more resorted to changing carriers in your dental insurance and now you are stuck with less coverage, higher deductibles, and reduced benefits. Unfortunately, you have already exceeded the maximum allotment for your dental hygiene this year and you don't even want to know how much it is going to cost you out-of-pocket to get that tooth taken care of properly, do you? Maybe you don't have dental insurance which is all the more reason for you to read on because one way or another, those teeth need to be taken care of now!! Maybe you are thinking that a dental plan is the last thing you need with all the other things flying at you every day in this fast-paced world. But nothing could be further from the truth! People clip coupons just to save a few pennies on a jar of peanut butter but a dental plan could save them hundreds of dollars over the course of a year! But how does a dental plan work? Isn't it the same thing as dental insurance?A dental plan is membership based but unlike dental insurance which usually requires a monthly deduction from your paycheck, there is only a one-time fee for year round savings. Any dental plan has a list of participating dentists that you can go to for services but unlike dental insurance where you are often limited to dentists in your zip code, you can see any participating dentist and receive the discounts?anywhere! And while most dental insurance covers nearly all preventative procedures, they limit disbursements on many of the treatments that most of us in the "real world" really need like fillings, extractions, root canals, dentures, and even crowns! Why should cutbacks in your employer's plan mean cutbacks in the amount of care your teeth really need? After paying the annual fee and depending on the plan you choose, a dental plan can save you anywhere from 10-60% on the procedures you need now! Whether you have dental insurance that has been cutback to the point of almost being useless or even if you are paying for everything out-of-pocket, a dental plan is the only way to go to receive top-notch care but at reduced costs! It is NOT a question of whether a dental plan is right for you but only a question of which plan is best for you and your needs!.

There's an old saying, "Don't air your dirty laundry".If you're selling any product or service either online or offline this is horrible advice. You see sooner or later, your customers are going to find out the negative aspects of your product. Call it kama if you like, but they will. And when they discover it, at the very least you'll lose credibility, generate higher refunds and lose customers for life. At the worst your business reputation will get entirely trashed. This doesn't even take into account your prospects. If your product raises objections with actual customers you can be sure your prospects will pick up on them too.

This is not voodoo. Every point of sale has a vibe. People pick up things unconsciously. If they get an adverse feeling then they back out and you lose another sale.So what's the answer? Air your dirty laundry. In fact be proud of it! If you point out any problems upfront then you're in control.

Let me give you an example...A friend of mine recently tried to sell his treasured classic car. Unfortunately after test driving it nobody would offer him anything near what he thought it was worth. He came to me for advice. I asked him what were the things he loved about the car and if it had any quirks or problems. So he poured out his feelings about the car.Afterwards I wrote down an advertisment for him to sell his car.

The first sentence began,"The only thing wrong with this Classic Car is its Classic Brakes." I then went on to describe the many virtues of owning a piece of automotive history. He sold the car for the full price within 24 hours of running the new advertisment. He was amazed. If your product is defective in any way a customer may take issue with, then bring it up in your sales copy early. You can even do this in your headline, like I did. This method kills likely objections dead. And it's these objections which will lose you customers and sales.

You'll sell far more product if you then reframe any possible problems as actual benefits instead. Take a one page unattractive website for instance. Imagine it has no graphics, bare minimum sales copy and sells an ebook for $19. How can this be easily reframed? You simply point out this non-flashy website allows you to pass on large cost savings to the customer because you don't need to hire a copywriter or web designer. That's why the customer can get the ebook now at $19 rather than the $39 it would normally be.You're now providing your prospects with greater value overall and they will thank you for it with sales.

You could also point out your competitions more flashy more expensive product. Just ask the customer what's more important, having more benefits for less money or less benefits for more money? They'll quickly agree your product must be better. This then gets them to agree they should buy your product. You'll make many more sales airing your dirty laundry intelligently.Copyright 2004 Clifford Mee.

A secret method of substantially reducing the cost of Malpractice insurance, is now being offered in the US by Captivating Insurance Consultants (CIC).The service, which, up until now, has not been widely available in the States (though has been widely used in other countries) is now being made available here in the US (all states, except Georgia).A Million Dollar Cash Advantage is exactly what CIC's service might mean to a surgeon at the beginning of a career. For a doctor well into a life's work, the savings that might be achieved could well determine the quality and point of retirement. How much? Without the loss of one penny set aside in loss reserves for the risk of professional liability, surgeons and doctors save at least one third or more of their cost for liability insurance.Further, this solution provides you with complete control over the funds in a way that other insurance options do not offer. To find out more, visit our website..http://captivatinginsurance.exceptiona.com.

Many people have been taught that you cannot get ahead without debt. We are also inundated with advertising telling us we can have anything we want. All we need to do is put it on our credit card.We have become an impatient society, we want it right now. We have lost the ethic of working for what we want.It is not how much money you make; it is what you do with it. By living without debt you can actually have a higher income since you are not paying out interest, you are actually getting paid interest on invested money. All debt is not created equal.

We will classify them as good debt and bad debt.To simplify the classification we will say that good debt is a loan for something that you could sell at any time and repay the debt. This narrows down good debt to a home loan and possibly a home equity loan.A bad debt, of course, is a loan on anything that will lose value.Let's take a look at some debts that we would consider bad debt.Home equity loans are in the gray area. They could be considered good debt if they are used to repair or improve your home, but you would be a lot better off to just save up the money for the project. Home equity loans become bad debt when used for purposes other than home improvement or maintenance. In other words a bad home equity loan is for anything that does not add to the value of your house.

Do not jeopardize your home by taking out a home equity loan on unnecessary items. One possible good use for a home equity loan is when the interest rates are low. You can use a home equity loan to refinance your mortgage. Home equity loans generally have lower costs than conventional home loans. We consider school loans bad debt. If you finish school, get a good high paying job and then attack the loan like mad, a school loan may work out. The problem is that there are too many things that can go wrong.

At best, even if you do graduate and get a good job there are always a lot of other expenses at this time in ones life. You are really behind financially when you start your working life in debt.Auto loans are bad loans that have become common practice to us. We pay interest on a vehicle that will only be worth one half of its original purchase price in five years. Lately it has also been common for us to borrow more than a vehicle is worth. We can trade a car in that we still owe on, and roll that owed amount over into another vehicle.

This gives us a loan amount that is higher than the value of the car that we drive away. We have lost our capacity to say NO.Co-signing is a bad debt that usually and unfortunately involves family. If someone cannot qualify for a loan at a regular lending institution, they should not get a loan. The fact that they can't qualify for a loan elsewhere should tell you that they are a huge risk. Use this opportunity to teach them how they can get what they want by working harder for it and delaying the purchase.

If you want to get off of the debt treadmill, you must run as far away from debt as you can. You cannot use debt to get out of debt. Even if you do, you have not changed your habits; you must change your lifestyle..

Flood victims, many trapped in tiny FEMA campers - some for more than a year, are making a last ditch appeal to Laura Bush, Oprah Winfrey and Montel Williams for help. They hope the First Lady and TV hosts can do what the President and Congress have been unable to do ? shine the light on wrongdoing within FEMA and help victims receive past due compensation.FEMA reneged on its agreement to conduct an independent review of victims' flood insurance settlements written by FEMA's business partners - private giants like Omaha, Nationwide, Travelers and nearly one hundred others. The Senate found the insurers as well as Computer Sciences Corporation (CSC), the company that runs the privatized National Flood Insurance Program (NFIP), approved low-ball settlements which resulted after the companies used artificially low numbers for settling the victims' flood claims. Some were shorted more than one hundred thousand dollars. The women say the settlements "have resulted in personal financial ruin, stress related problems and single parent households when couples were unable to survive having as many as six people crammed into campers that fit in a single car garage.

They wrote, "As you know, FEMA is now part of Homeland Security. They seem to have missed the point ? the most fundamental aspect of their mission is securing our homes. They have failed us and our children miserably." In March, the Senate directed FEMA to "reach out" and conduct an independent review of more than 24,000 flood claims after it learned their insurance partners and CSC had used the wrong data and regulations in adjusting the claims. The insurance is sold as full replacement cost coverage and premiums are fully paid by the policyholders without government subsidy. FEMA responded by quietly assembling a team of reviewers comprised of many of the same adjusters and adjusting firms associated with the mishandled claims.

Many victims say they were never notified, others were told their insurance was only "a form of assistance."In a recent report requested by Baltimore County, MD, fraud detection expert Steve Kanstoroom found conflicts of interest between the insurers, FEMA and the DHS Inspector General's office. It also referred to missing FEMA funds and an abruptly terminated audit inside FEMA being conducted by Price Waterhouse Coopers. Last week the Washington Post reported US Senators called for Attorney General John Ashcroft to "take every appropriate action" to address the allegations in the report and called on DHS Secretary Tom Ridge to personally intercede. President Bush signed into law a directive for the GAO to issue a report, well after the election. The report and underlying documents are available at www.femainfo.us .The women asked Mrs.

Bush for help overcoming FEMA's refusal to comply with federal law and regulations and intervene on their behalf. They said, "We believe you may be our last hope. We desperately need your help. Winter is coming again. Please help us.".

The most gifted influencers know that to be highly persuasivethey must appeal to the values of the person they are speakingto. What are values? Values are filters that everyone uses to helpmake sense of all the information we must process before we makea decision. When you appeal to a person's values you speakdirectly to their decision-making criteria.Values:In simple terms, values are what is most important to us. If youask yourself: what is most important to me about having a newcar? You will discover the key issues that you consider whenbuying a car. Your prospects will also pay attention to theirvalues when you present your offering.Ask your prospects what is most important to them and they willtell you their values, it is then up to you to structure yourconversation around what matters to them.So if they value ease of use and simplicity - don't waste theirtime talking about advanced functions. Instead spend extra timeand go into great detail explaining all there is to know abouthow easy it is to use the product.By talking about what your prospect considers most important youwill grab their attention and quickly find out if your offeringis for them.

And this is as far as most people get with theirpersuasion skills. There is a further step however.Avoidance Values:When you also discover and appeal to what your client wants toavoid, you become an especially valuable advisor. Everyone hasavoidance values i.e. what is important to avoid. In the exampleof buying a car, it could be wanting to avoid costly maintenance, high insurance premiums and the disapproval of the neighbors.Your only challenge is that people often won't tell you whattheir avoidance values are because they don't always knowthemselves.

Only when you ask the right questions will you beable to help them discover what these values are. Give them anexample of what you mean by avoidance values and then ask them:What must you absolutely not have when driving a car? What do you not want in a car? What do you want to avoid at all costs by using this product?Which factors are the most important to avoid?Typical answers might include - poor visibility, limited legroom, a noisy engine. Let's say you were selling software, theanswers might be data loss, system crashes, limited upgrades.Show your prospect how your product satisfies her values andprotects her from her avoidance values and your powers ofpersuasion will be irresistible.Give yourself time to get used to asking probing questions thatelicit avoidance values. Although it seems unusual at first itdoes get easier with practice..

Did you know that reading can keep your mind active and engaged well into old age?Several years ago when I was working as a newspaper reporter, I interviewed a woman who was a resident at a local nursing home. She was 100 years old. And she read at least one book per week. Mostly novels. She was bright, intelligent and fun to talk with."I love to read.

It helps me keep up with what's going on in the world," she said. "A friend of mine brings me a new book every week. I look forward to her visits and I look forward to the books. We talk about the books we've read."Reading has other benefits, as well. For one thing, reading a good story can help you forget some of the problems in your own life."I can't get around much anymore," said the 100-year-old woman who lived in the nursing home.

"When I go somewhere, I have to go in a wheelchair now. But when I read, I can go anywhere, anytime I want. And no one has to help me!"Reading also sets a good example for younger generations.>From my own experience as an English teacher, and as a substitute teacher in many elementary classrooms, I have observed that the best readers are those students who see their parents reading. And I'm not talking about only reading novels or nonfiction books. Newspapers and magazines are important too.

It's the reverse of the old saying, "Do as I say and not as I do." You can talk about the virtues of reading until you are so hoarse you cannot speak another word, but if you do not read yourself, your actions will communicate more to your children and grandchildren about how much you value reading than anything you could ever say.But why is reading so important? In this day and age, with television to give us news, and movies and videos to keep us entertained, who needs to read? The answer to that is -- everyone.Developing good reading skills does not only mean that you can read a novel or a nonfiction book or a magazine or newspaper, it also means being able to read -- and understand-- a credit card contract or an insurance policy. Or the directions for putting together that new shelving unit you just bought. Or the instructions for how to install a new printer to use with your computer. Or the qualifications you need to apply for a job or to take out a loan to buy a house. Or that article you found on the Internet advising consumers about the best, most economical car to buy.Possessing good reading skills also means you can read and understand a product label.

Or the directions for taking medication. Or the warnings printed on a bottle of household cleaner. In addition, developing good reading skills means that you can think for yourself. That you can read about the advantages and disadvantages of anything from breast feeding to homeschooling to taking a vacation to Ireland. And then you make up your own mind about what's best for you and your family. If the opportunity presents itself, I urge you to take the time to read to a child. Or take the time to let a child see you reading.

Everyone will benefit. The child. You. Our society. The world as a whole. And if you're looking for books to read that tell good true-life stories, that focus on old-fashioned family values, and that present some of the history of rural America in narrative memoir form, visit http://ruralroute2.com to read sample chapters from my books, "Christmas in Dairyland (True Stories from a Wisconsin Farm)" and "Give Me a Home Where the Dairy Cows Roam." (Also please note that there's free shipping (!) on books ordered from the author.).

If your idea of car detailing is washing and waxing your car, you might be in for a bit of a shock. While you can save a lot of money making this a do-it-yourself (DIY) project, this is definitely a skill which has been developed over the years. If you do not want to pay the detail shops to perform this work for you, buying a DIY manual on car detailing is probably the next best step. A manual will provide time-saving shortcuts, as well as tips to give you the professional edge you need.Repair Minor Body DamageWe all hate the annoying dings and scratches we get from everyday driving. Luckily, a repair book can save you a lot of money. There are many how-to tips which will enable you to repair simple dents (such as hail damage), saving hundreds or even thousands of dollars.Waxing and Buffing TechniquesThink you know how to wax a car? Well, after reading a manual you might find out you didn't know as much as you thought! First, you need to start with the right type of polish or wax for your vehicle.

Understanding the chemical and material makeup which provides the best shine and long-term protection will help you determine what type of wax to buy. Most do-it-yourself guides will even list a comparison of the most popular brands (so make sure you purchase a recent version).Interior PreservationThe best way to make sure you don't have to restore your interior is by preserving it. Easy how-to instructions explain the best way to care for leather, synthetic leather, vinyl, and cloth seats. You will also learn about wear patterns, and how to prevent them. Remember, prevention is the best medicine!Interior RestorationAlthough it is possible to completely restore the interior of a vehicle by having new upholstery installed, this is not always the most practical?or cheapest?method.

Car detailing manuals demonstrate common methods to repair small tears in cloth, leather, and vinyl. They will also show you how to bring life back into your worn fabric, which is valuable since it is not always easy to find an exact match on vintage vehicles.Engine DetailingIf you have ever purchased a car, surely one of the first things you did was open the hood to look at the engine ? even if you didn't have a clue what you were looking for! Whether you are looking to care for your existing car, baby your classic, or spruce up a bit before you sell, engine detailing is one of the most important steps in car detailing. It is extremely important to follow the instructions in the do-it-yourself manuals. Some cleaning chemicals can cause accelerated deterioration of hoses and electrical components. Certain cleansers are not meant for automotive use, and their residue can remain flammable for several hours. Following a manual will prevent you from making the basic mistakes, show you the best techniques and tools to use (saving you scrapes on your hands as well as time), and can even help you create your own cleaning products which are just as effective as the one sold in your automotive store.Wheel and Tire MaintenanceKeeping your tires looking good is a great way to keep your car looking good as new.

While there are many great products out there to make your tires look great, you should know which ones clean, and which ones leave a residue all over the rubber which will haunt you once the shine wears off. When it come to wheels, it is important to keep them clean and protected. Small rocks and other debris on the road will put small pits in your wheels, making them more susceptible to rust and corrosion. A good how-to book shows you how to clean and protect your wheels so they look brand new for years. It Just Makes SenseOwning a how-to manual or book just makes sense. For a few dollars, you will have a wealth of knowledge and a handy reference guide to look at while you are detailing your car.

You will pick up time-saving techniques and money-saving tricks that will improve the overall quality and safety of your DIY projects. It just may turn out that car detailing will be a perfect new hobby for you!.
